From offer to keys, step by step
A typical purchase runs eight to twelve weeks. Islamic finance changes the paperwork, not the service: fixed fee, weekly chasing, plain English.
An itemised fixed-fee quote the same working day. Accept online, complete ID checks from your phone, and your named solicitor opens the file.
We request the contract pack, order your local authority, drainage and environmental searches, and start picking through the title.
The provider buys with you, so a lease or co-ownership agreement sits alongside the transfer. We handle their requirements and yours together.
Funds move, keys are released, and we register the ownership at the Land Registry, including the Stamp Duty relief that stops you paying twice.
Most delays on Islamic finance purchases come from solicitors meeting the paperwork for the first time. We've seen it before.
One fixed fee, agreed before we start
Your quote itemises our legal fee and every disbursement: searches, Land Registry, Stamp Duty. Islamic finance work is priced up front too.
Leasehold, new build and refinance work is quoted from the start, never added later.
Quote MOVE150 for £150 off buying fees, SELL100 for £100 off selling fees, or DUO250 for £250 off a combined sale and purchase. Mention the code in your enquiry and we'll apply it before we send your figures.

This work is quoted per matter, so we do not publish a fee range for it — the scope varies too much for a range to mean anything. Our hourly rates, and what every quotation covers, are on our fees & service information page. You get a written, itemised quotation with an exact figure before instructing us.
Sharia-compliant property services
Islamic finance adds a second legal layer to a purchase. We handle both, so neither side stalls the other.
Purchases financed through the UK's Islamic banks and home-finance providers. Your legal work and the provider's, done by one firm.
HPP · Diminishing Musharaka · IjaraMoving a conventional mortgage onto a sharia-compliant plan. Redemption and the new registration happen together, without a gap.
Refinance · Switching providerA cash purchase with the same fixed fee, searches and weekly chasing as every Waterstone Legal move.
Cash purchase · Gifted depositsSelling a property held under a home purchase plan, with the provider's share and yours settled on time.
Sale · Early settlementThree structures, and what each means for your title
Every halal home purchase plan avoids interest the same way: the provider takes a stake in the property instead of lending you money. How it takes that stake is the structure, and it decides what you sign and how you exit.
Diminishing Musharaka
Co-ownership, shrinkingYou and the provider buy the home together. Each month you pay rent on the provider's share and buy a slice of it, until the home is entirely yours.
On the title: a co-ownership agreement and lease sit alongside the purchase. We register the structure and the final transfer to you.
Ijara
Lease to ownThe provider buys the home and leases it to you. Each payment is rent plus an acquisition amount, and ownership transfers to you at the end of the term.
On the title: the provider holds the legal title; your lease and promise-to-transfer protect your position. We check both.
Murabaha
Declared mark-upThe provider buys the property and resells it to you at an agreed, declared mark-up, paid in fixed instalments. You own the home from day one; the price never changes.
On the title: yours immediately, with the provider's position secured against it. Now seen mostly on commercial and short-term deals.
What we check on every plan
The exit terms — what early settlement costs, and what happens to the provider's share if you sell early.
Who insures and maintains — the obligations the plan passes to you, spelled out in advance.
How your share is protected — the registrations and restrictions that secure your growing stake at the Land Registry.
Leasehold layering — where the property is itself leasehold, three sets of obligations stack up. We make sure they fit.
Then we explain the whole structure in plain English before you commit.

"Waterstone were the cheapest quote we could find, but the service was five-star. Replies within the hour, every time — and Darius pushed the other side's solicitors whenever things slowed. I'd choose them again without hesitation."
"As we neared completion the buyer's side raised endless questions. Nithi checked and answered every one, kept me informed throughout, and pushed us to exchange as fast as possible. Kind, diligent — a great job."
